Now is a great time to be looking to purchase semi-luxury homes in Arizona, particularly in the South east valley. South chandler and Gilbert are seeing some amazing deals going around. Homes that used to sell easily in the 700’s are now down into the low 400’s in many cases. I have been with clients in several of these homes and they are beautiful. But the best part of it is that there are hundreds of these homeowners competing to have you buy their home. If you can’t find what you are looking for in these homes now, you should reconsider your criteria.

This is a particularly opportunistic time for people looking to “move-up” in quality of home. the pricing is affordable and often those who are able to make the jump can afford to rent out their previous homes and wait for the equity in those homes to come back up. Think of it this way:

You have a home you bought for 200,000 5-7 years ago. You are ready to move up to a bigger, nicer home. However, the home that you own is worth closer to 150,000. Instead of taking a big hit on the sale of your home, why not rent it out while you buy your new dream home for half of what it was 2-3 years ago? Then as the economy and housing market recovers, you are getting “double appreciation” because you have your 1st home rented out (and regaining the equity it lost) and now you own a new home that is appreciating even faster!

I know I have at least one group of clients that are doing this, and they are very excited about the process!
